5 Major Risks to Green Building Market Growth

While green buildings are becoming more common for new construction, the vast majority of existing structures use energy inefficiently. That’s why reducing the built environment’s total impact on energy use over the next several decades hinges most crucially on retrofitting existing buildings.

But persuading owners to spend tens of thousands, or even hundreds of thousands, of dollars to retrofit their buildings, even if the investments pay for themselves in three to five years, is often difficult, says Dave Leathers, senior vice president at Pittsburgh-based Limbach Facility Services, a mechanical contractor.

Building owners are often hesitant to spend limited resources on projects outside their core businesses, and in today’s economic environment accessing debt through financial institutions is difficult. Add to this the fact that many buildings are not owner occupied, so the benefits of more energy-efficient buildings go more directly to the tenants rather than the owners who have to pony up the cash. Perhaps the bigger problem is that there is no uniform, national legislation requiring existing buildings to be more energy efficient, says Leathers. Instead, there is a limited patchwork of municipalities around the country that promote or require certain standards to be met.

White House officials gathered a group of industry, community and union leaders on Aug. 24 to drum up support for a climate-change bill. At that meeting, the White House officials said they hope to work to create incentives to encourage building owners to retrofit facilities to reduce energy costs, says one attendee, Charlie Bacon, CEO of Limbach Facility Services, a Pittsburgh-based mechanical contractor. Although providing little detail, Van Jones, a special advisor on green jobs for the White House’s Council on Environmental Quality, said the administration would support more incentives to create jobs and reduce dependence on imported oil. Columbus Branch of Limbach Facility Services Moves to New Facility

Columbus, OH (May 26, 2009) – The Columbus Branch of Pittsburgh-based of Limbach Facility Services has relocated its operation to 822 Cleveland Avenue, Columbus Ohio 43201, just north of downtown. Limbach Columbus was previously located at 851 Williams Avenue in the Grandview Heights section of the city. The move stems from the 2007 purchase and subsequent redevelopment of the Williams Avenue building. At that time, Limbach began searching for a new site reflective of both their unprecedented growth and industry-leading stance in Green construction strategies.

The STEP (Safety Training and Evaluation Process) program is available to members of Associated Builders and Contractors, Inc. The program not only gives Harper Limbach national recognition for the safety program, but also provides the ABC National Safety Committee a valuable tool to identify needs of their members.

The ABC members who are eligible may apply for the Bronze, Silver, and Gold level award. When a company is awarded the Diamond Award, the next step is the Platinum Step Award. Winners of the Platinum Award are eligible to receive the ABC National Safety Excellence Award, and in turn will be considered for the Construction User's Roundtable Construction Industry Safety Excellence (CURT/CISE) Award.

Limbach Facility Services Announces Executive Team Promotions

PITTSBURGH, PA (June 23, 2008) - Limbach Facility Services has announced the promotions of Mr. Martin Keyser from Executive Vice President and General Counsel to Executive Vice President - Chief Risk and Acquisition Officer and Mr. Scott Wright from Senior Attorney to Assistant General Counsel.

Martin KeyserMr. Keyser will assume the lead role of identifying and developing acquisition candidates to join Limbach and efficiently closing the transactions.  He will also continue in the role as General Counsel responsible for all legal affairs of the Company and Risk Manager responsible for Limbach’s property/casualty insurance and bonding programs as well as a member of Limbach’s Executive Management Team. Mr. Keyser has been with Limbach over 22 years.

Mr. Keyser obtained a B.A. degree in Economics in 1978 from Catawba College, Salisbury, NC and a J.D. degree in 1981 from Duquesne University School of Law, Pittsburgh, PA.

Scott WrightIn his new position, Mr. Wright will assume more independent responsibility for the day to day legal support for Limbach branch operations as well as to continue his lead role in resolving major construction claims and disputes and counseling branch personnel on contract and other legal matters.  Mr. Wright only joined Limbach in 2006 and this promotion is in recognition of his rapid development and growth in responsibilities.

Prior to joining Limbach, Mr. Wright served as an Associate Attorney specializing in construction litigation and other legal support for construction industry clients of the Pittsburgh law for of Babst, Calland, Clements and Zomnir.  Mr. Wright graduated from Michigan State University in 1993 and graduated from the University of Pittsburgh Law prepare in 1997.
