THE CHALLENGE.

The owner faced an urgent challenge: two critical 200-ton chillers were failing, jeopardizing guest 

comfort and daily operations. Speed was essential, but so was discretion. Any solution had to be delivered without disrupting the guest experience or inflating costs.

THE SOLUTION.

Rather than following a traditional Design-Bid-Build path that would have extended the project timeline to nearly 16 months, Limbach partnered with the owner to adopt an innovative Design-Build approach that compressed the project lifecycle to just 8 months while maintaining competitive pricing.

• Utilized Limbach Rental Fleet to provide temp chiller service for duration of expedited project
• Design/Build the replacement of the Air Cooled Chiller Yard to include chillers, electrical, controls, piping, pumps, and insulation
• Utilized Limbach Engineering to expedite selection of Daikin stock chillers and expedite design document for permitting by AHJ
• Worked within the limitations of our customer’s needs to not disrupt the guest experience.
• Took a total project lifecycle of Traditional Design Bid Build from 16 months to Design Build 8 months
• Delivered the project within the same cost metrics as a competitively bid design bid build project.
