THE CHALLENGE.
This project consisted of renovating the existing 12 story office building located a block off of Broad Street into a modern loft-style apartment building.
The real challenge on this project was the lack of as-built structural information available to identify the existing HVAC and plumbing routing structures. Through extensive field investigation, our team ran into additional challenges such as asbestos, existing utilities, and varying structural steel from floor to floor. Through this investigation, it was also determined that the existing mechanical spaces were too small for the installation of new equipment.
The foreman recognized this and worked with owners and the CM to reconfigure existing equipment and identify systems in adjoining spaces that could be removed.
THE SOLUTION.
Through early constructability review, our team was able to identify existing openings for our routings that not only provided a path for us but other trades. In addition, reconfiguring systems and creating space in areas around the mechanical spaces allowed us to maximize the aforementioned routing approach, ensure all equipment was located correctly, and decrease the amount of piping required. These early findings eliminated the need for re-designs & provided coordination synergy.
